Getting Started
Your home base as a renter, and how applying works.
Renter Dashboard
The Dashboard is your home base. It keeps every home you applied to in one place, so you can track your progress and pick up where you left off.

See where you stand
Four cards give you the quick numbers.

Pick up where you left off
Two lists show your recent work:
- Recent Applications — your latest applications. Select Resume to finish one, or View to open it.
- Recent Questionnaires — your latest questionnaires. Select Resume or Continue to keep going.
Just getting started?
When you have nothing yet, the Dashboard reads "No applications found" and "No questionnaires found." Select Browse Marketplace to find a home and begin. See Marketplace.
How Applying Works
Applying for a home with LeaseOps follows five simple steps. This page shows the whole path, so you know what comes next.

The five steps
- Find a home. Open the Marketplace, search, and select Apply on a unit you like. See Marketplace.
- Pre-qualify. Answer the property's questionnaire. Your answers help the owner see if you are a good match. See The Questionnaire.
- Apply. Complete and send your application. See Your Application.
- Get screened. Pass a background check — credit, criminal, eviction, and identity. A fee applies. See Background Check.
- Track and pay. Follow your progress on the Dashboard, pay any fees under Payments, and talk to the team in Messages.
Where to see your progress
- Your Dashboard shows every application and questionnaire.
- Documents keeps your files, grouped by property.
- Messages is where the LeaseOps team reaches you.
You can pause at most steps and pick up later. Unfinished items show a Resume button on your Dashboard.
Marketplace
The Marketplace is where you find a home. Browse the available properties, open the one you like, and start your application.

Find a property
Type in the Search Properties box to filter the list by name. If nothing matches, the list reads "No Properties Found."
Open a property
Each property shows a card with its photo, name, and address.
- Select the card to expand it and see its Available Units.
- Select View Property Site to open the full public listing.
Apply
When you are ready, select Apply on the property.
If you already started an application there, the buttons change so you can carry on:
- Continue Application — pick up where you left off.
- Apply For A Different Unit — apply for another unit in the same property.
- Withdraw Application — cancel your application for that property.
A property you already applied to shows an "applied" badge, so you can tell at a glance.

Applying
Pre-qualify, send your application, and find your documents.
The Questionnaire
The questionnaire is how you pre-qualify for a home. You answer the property's questions, and the owner uses your answers to see if you are a good match. Answer honestly — your responses shape your result.

Answer the questions
The screen shows the property at the top, then its questions below.
- Work through the questions.
- Save your answers as you go.
Your answers are saved, so you can leave and come back to finish.
Move forward
When your answers are in, continue from the buttons on the property card:
- Go To Background Check — start your screening. See Background Check.
- View Application — open your application. This appears once you have one.
Edit later
You can reopen the questionnaire and change your answers, then save again. Your latest answers are the ones the owner sees.
Your Application
Your application is the full record you send to the owner. This screen shows what you submitted and where it stands.

Read your application
The page shows your application details for the property. Review it to check your information is correct.
Track the status
The application shows a status, so you always know where you stand — for example, whether it is still pending or approved.
To follow every application in one place, use your Renter Dashboard. To find your files by property, use Documents.
Documents
Documents keeps your applications and files in one place, grouped by property. Use it to open a questionnaire, view an application, or jump to your screening.

Find your files
Your items are grouped by property. Each property shows the work tied to it.
From a property you can:
- View — open the questionnaire or application.
- Go To Background Check — open your screening for that property.

Before you apply anywhere, the screen reads "No Documents Found." Start in the Marketplace to find a home and apply.
Background Check
A background check is the screening step of your application. It confirms your history so the owner can move forward. This page shows where your report stands and what is left to do.

What we check
Your report covers four areas. Each shows its own status, so you can see what is done and what is still running.

Pay the one-time fee
The screening has a Background Check Fee — a one-time payment shown on the screen.
- Review the fee.
- Select Pay to complete it.
Once you pay, your checks can run. You can see this payment later under Payments.
Follow your progress
Come back to this screen for the property to watch each check move to complete. Any outstanding step is shown here.
Payments
Payments is your record of everything you paid through LeaseOps, with a receipt for each one. Use it to check a charge or confirm a payment went through.

Read your payments
Your payments sit in a table. Each row is one payment.

To find one payment fast, type in the search box.
Open a receipt
Select a row to see its Transaction Details, including confirmation that the payment was successful.
Nothing here yet?
Before you pay anything, the screen reads "No Transactions Found." Your first payment is usually the Background Check fee.
Messages
Messages is where you talk with the LeaseOps team about your applications. Each conversation is a thread, so replies stay together in one place.

Find a conversation
Your threads sit in a list, grouped so the important ones surface first:
- Unread — threads with new replies.
- This week — recent threads.
- Open threads — everything else still open.
To find one thread, search by name, unit, or message text.
A brand-new inbox reads "No conversations yet."
Read and reply
- Select a thread to open it.
- Type your reply in the box at the bottom.
- To send a file, select Attach file.
- Select Send.
An empty thread reads "No messages yet. Start the conversation."
Profile
Profile is where you manage your account and keep your sign-in secure. The settings sit in two groups — General and Security — and each card shows a status, such as UP TO DATE or RECOMMENDED, so you can see what needs attention.

General
General Information
Keep your name and contact details current, so the LeaseOps team can reach you.
- Select General Information.
- Edit your First Name, Last Name, Email, or Cell Phone.
- Save your changes.
Profile Image
Add the photo shown across your account.
- Select Profile Image.
- Add or replace your photo. Use a JPG or PNG file.
Security
Change Email
Change the address you use to sign in. LeaseOps confirms the change with you first, to keep your account safe.
- Select Change Email.
- Type your new address.
- Open the confirmation email and follow the link to finish.
Passkeys
A passkey lets you sign in without a password, using your device. It is the strongest way to protect your account, so we recommend it.
- Select Passkeys.
- Add a passkey, and follow your device's prompt.
The card reads RECOMMENDED until you add one, then ACTIVE.

Overview
The Renter Portal is where you apply for a home and follow your application. It carries you from finding a place to getting a decision.
Who uses it
People applying for a home — applicants. You reach the portal after you start an application from a property listing.
What you can do
- Find a home — browse and apply. See Marketplace.
- Pre-qualify — answer the property's questionnaire. See The Questionnaire.
- Apply and get screened — send your application and pass a background check. See Background Check.

Short answers to the questions applicants ask most.
How do I apply for a home?
Find a property in the Marketplace and select Apply. Then answer the questionnaire and send your application. See How Applying Works.
Why do I have to pay a fee?
The background check has a one-time fee. You pay it so your screening can run. See Background Check.
Can I finish my application later?
Yes. Your answers are saved. Open your Renter Dashboard and select Resume on the item you started.
Can I apply to more than one property?
Yes. Apply to as many as you like. Each application is tracked on your Dashboard.
How do I know where my application stands?
Your Renter Dashboard shows every application, and each application shows its status. See Your Application.
Where are my documents?
Your files are grouped by property under Documents.
Troubleshooting
Common problems and how to fix them.
I can't find a property
- Type fewer words in Search Properties.
- If the list reads "No Properties Found," no property matches your search. See Marketplace.
My application won't move forward
- Finish the questionnaire for the property.
- Complete the background check, including the fee. See Background Check.
I don't see any documents
Documents appear once you apply. Before that, the screen reads "No Documents Found." Start in the Marketplace.
My payment isn't showing
Open Payments and check the Status column. A new payment can take a moment to confirm.

Background check and consent
To rent through LeaseOps, you complete a background check. It reviews four areas:
- Credit history
- Criminal record
- Eviction history
- Identity
You start the check yourself, which is how you consent to it. See Background Check.
The screening fee
The background check has a one-time fee. You pay it before your checks run. You can see the payment later under Payments.
